The Medical Tourism Park and Recovery Resort proposed for South Eastern Nigeria is a fully integrated, master-planned healthcare and hospitality ecosystem designed to deliver end-to-end tertiary and quaternary care within a single destination campus.
The development combines a 50 to 120-bed multi-specialist hospital offering advanced surgical and medical services across core disciplines including oncology, cardiology, orthopaedics, fertility medicine, and comprehensive diagnostics, with a purpose-built 60 to 120-room medically supervised recovery resort providing structured post-operative care, rehabilitation services, and physician-monitored wellness programming.
Complementing these clinical and hospitality components is a commercial medical plaza designed to function as a regional outpatient hub, accommodating specialist consulting clinics alongside diagnostic imaging, pharmacy services, ophthalmology, dentistry, and aesthetic medicine, and serving both inpatients, resort guests, and walk-in regional patients.
The concept is positioned as a destination healthcare campus that directly substitutes the outbound medical tourism flows currently leaving South Eastern Nigeria for India, the United Kingdom, and other international care destinations.
It is structured to allow patients to access equivalent or higher-quality specialist care within their home region at a total cost advantage of approximately 40 to 70 percent compared to overseas treatment, while eliminating the financial burden and clinical risks associated with long-distance travel during pre- and post-operative recovery periods.
The investment scale reflects its integrated nature, with Phase 1 development capital for the hospital and core resort components estimated at NGN 12 billion to NGN 28 billion (USD 8.6 million to USD 20 million).
Financial projections indicate Phase 1 Year 3 revenues in the range of NGN 4.8 billion to NGN 8.5 billion, with EBITDA margins of approximately 28 to 33 percent translating to NGN 1.35 billion to NGN 2.8 billion. By Year 5, revenues are projected to expand to NGN 9.2 billion to NGN 16.8 billion, reflecting increasing occupancy, surgical throughput, and ancillary service utilisation. Over a 10-year horizon, the model generates an equity IRR of 24 to 38 percent, with projected enterprise valuation at maturity ranging from NGN 85 billion to NGN 220 billion.
The underlying investment thesis is anchored on multiple converging demand streams: a large and currently outbound medical tourism population of South Eastern Nigerians seeking advanced care abroad; a substantial diaspora segment that returns home periodically and represents high-value, foreign-currency-linked healthcare demand; a structurally underserved domestic private healthcare market with limited access to advanced tertiary services; and an emerging West African regional patient base seeking English-speaking, culturally accessible, high-quality care closer than traditional destinations such as India or Thailand.
In addition, the embedded recovery resort and medical real estate components introduce a stabilising revenue base that is partially decoupled from surgical volumes, ensuring consistent occupancy-driven income even during fluctuations in procedural demand.
The timing of the project is strategically favourable, as no comparable integrated medical tourism infrastructure exists in South Eastern Nigeria or the wider South East Niger Delta corridor.
At the same time, healthcare liberalisation, private sector participation, and state-level investment facilitation are at historically supportive levels, while the region’s commercial class continues to expand in both wealth and healthcare consumption sophistication—creating a rapidly widening gap between demand for advanced care and local supply that this development is designed to capture.
